For those who love to cook and bake, small kitchens can be just as comfortable and functional as the roomiest spaces. As an example, look at this recent project of ours. This particular home has a beautiful, unique architectural detailing with a killer view of Puget Sound. However, the kitchen lacked even the basic necessities. It was dark, gloomy and had insufficient counter space. Needless to say, it was time for Team Popov to step in.

The peninsula technically had a breakfast space for two, but it was facing an oversized cooktop, which left the homeowners very little counter and prep space around it. Above the cooktop was a pot and pan rack which made the already small kitchen feel cluttered and top heavy. Another major problem was the double sink that occupied a corner of the kitchen. Tit was a very awkward spot to stand while doing the dishes and loading the dishwasher. The dishwasher occupied some of the space where the person should be standing, so our clients had to step aside and bend down to be able to rinse and load the dishwasher. Imagine doing that three times a day!

On the main kitchen wall, the center spot was occupied by a tall double oven tower. Oven towers are typically 30” wide, which meant that 30” of counter space was lost. The biggest stretch of continued countertop was on the right-hand side of the oven, which happened to be on the opposite side of the main cooking/prep area. This made the space mainly usable for storage purposes. Another big pet peeve of the homeowners were the upper cabinets. When opening the upper cabinet doors, they would shoot straight up to the ceiling, so even a tall person had to use a step stool to close the cabinet.

While thinking about the kitchen, the homeowners decided to update their laundry room as well. The laundry room is a narrow, long room with a closet and pantry in it. The sliding closet doors would only open up a third of the storage space at a time and the built-in pantry with wire shelving had drywall framed around it, taking up valuable storage space. It was clear that this plain, boring, outdated room needed an upgrade as well!

First things first, we needed to give the homeowners a comfortable, casual dining space on the peninsula. We ensured to remove all services from the peninsula to allow for a clean, plain countertop space that the homeowners can enjoy while looking out at the water. In the old kitchen, the homeowner complained about the lack of storage for her cookbook collection, so we’ve added an open bookshelf that is easily accessible and a safe spot to store the books. We’ve relocated the sink to the center of the window wall to ensure plenty of counter space on either side. By doing so, we’ve eliminated the ergonomic issues around the sink. With a view like this, dishwashing does not feel like a chore anymore!

Anyone who’s designed a kitchen before knows how tricky corner cabinets can be. This small kitchen had two corners that we had to address. In this case, we used special blind corner pullout shelves in both corners to maximize the ease of access to the otherwise inaccessible storage. We gave our baking loving clients a powerful freestanding oven as well as a clean stainless-steel hood. Getting rid of the oven tower allowed a full continues run of countertop on either side of the stove, much to our client’s delight.

Before we finalize a kitchen design, we like to know where everything will be stored. To be able to do that, we take a detailed inventory of all the kitchen gadgets, dishes, pots and pans… pretty much everything that will be stored in the kitchen. While designing the cabinets, we’ve allocated space for all those items ahead of time. For example, take a look at the spice/utensil pullout, which are on each side of the stove, and the appliance garage with the pullout shelf. These solutions are not only great for keeping everything hidden but ensures ease of access when in use.

To maximize storage, we’ve created a fully built-in wall with tall cabinets and a built-in fridge. Here we have a pantry, speed oven, pullout shelves, and an ample of storage space. In order to maximize storage space, we’ve designed a custom, suspended shelf system. These shelves provide an elegant display for the homeowner’s beautiful dishes without blocking the natural light and the view. This is our favorite part of the kitchen!

Sometimes simplicity is the answer. For the laundry room we’ve demolished the long closet and pantry and gave the homeowners custom made tall storage units. The pantry was expanded to almost double in size and the closet now has a million shelves, storage for cleaning supplies, and even a designated spot for their vacuum. Looking at the laundry room, you would never guess how much real life is hidden behind those closed doors!

Johannes Vermeer is a well renowned painter who had the gift of painting with delicate detail. Our clients built this home with breathtaking water views of Lake Sammamish in the early 80s. The homeowners approached us to redesign their living room, family room, as well as create an office space, and a powder room all in time for their daughters wedding. Luckily, this project was right up our alley. The home boasts stunning floor to ceiling windows, magnificent views, and unique yet challenging architectural elements.

This particular living room is not your standard cookie cutter living room; it's a centerpiece! The striking round shaped room showcased jaw-dropping views, which was hidden away behind dark window coverings, due to the massive amounts of glare and heat from the afternoon sun. We treated the windows with a protective window film and re-stained all the beautiful wood. The drapery was chosen perfectly so that it can be easily drawn in the afternoon for a few hours, providing a very soft and bright backdrop to the room

We treated the floor with stained poured concrete in deep charcoal color. The concrete floor added a natural, velvety and luxurious feeling, acting as a perfect backdrop for the furniture. The round architecture of the room was resonated through the circular arrangement of the furniture and round rug. A massive chandelier was suspended from the high 17ft ceiling, which brought in ample of ambient light. We elevated the looks of the fireplace by treating it with some black granite. Our fabricator was able to give us a stunning seamless three way mitre corner. Not a trivial detail to execute. By painting the chimney a dark matte black, we complimented the fireplace giving the space a nice bold contemporary contrast. As for the outdated dusted pink metal work around the home, it was finally time to say goodbye and say hello to a new sophisticated black.

We converted the once unused extra large bathroom into a powder room and an office. This allowed us to move the existing office area from the family room to the newly created space. In the family room a brand new fireplace was added. We installed a stunning live edge mantle and a stylish 3 dimensional tile around the fireplace. We've designed a custom built-in cabinets to provide the homeowners with efficient storage and a sliding door that can hide all audio visual equipment.

As for the wedding, it took place in the middle of August and the homeowners updated us that it was a smashing success. The newly renovated living room was used for the bride and grooms first dance, and we feel so privileged to be able to contribute to their special day. When choosing cabinets, there are two types of construction to consider: framed or frameless. Both provide endless design possibilities and their own unique advantages. Here are some things to consider when choosing a particular cabinet type for your project.

FRAMED CABINETS

Cabinet manufacturers have traditionally built cabinets using framed construction. In this type of construction, a 1-1/2 inch face "frame" is applied to the front of the cabinet box, while the doors are hung on to the frame and sit flush with the face frame of the cabinet by using inset hinges. This provides a seamless look, positions the frame and door on the same plane, and creates a very elegant traditional look.

Sometimes cabinet makers use partial and full overlay hinges in framed construction, which creates wide gaps between the cabinet doors and drawer fronts. This detailing is not ideal and you will never see it in our projects.

FRAMELESS CABINETS

Frameless cabinet construction is a European way of making cabinets. Frameless type of construction is often used in transitional and contemporary settings. Contrary to the framed cabinets, frameless cabinets have no frame attached to the cabinet box. The doors are hung on the cabinet box itself. Using a full overlay hinge ensures that the door hides the side of the cabinet. This allows to maintain a consistent 3 mm/1/8" reveal between the doors and the drawer fronts, creating a seamless, clean, up-to-date appearance.

Frameless cabinets can successfully be used in modern and transitional styles and you can most often see this type of cabinetry used in our projects.

Our clients owned a secondary home in Bellevue and decided to remodel, adding new bedrooms and an expanded large kitchen to the property. The family wanted to make this residence their main home. Initially, our clients' plan was to select all the finishes and materials for their remodel themselves. However, the homeowners felt lost very quickly: the addition substantially increased the footprint of the house and the amount of decisions needed was overwhelming. So, we stepped in to help.

We have a systematic approach to selecting finishes, materials, and fixtures, so it is less overwhelming and stressful for our clients. We select and put together all the necessary information, collaborate with trades and suppliers, and oversee the construction, to make sure everything is implemented according to plan. 2018 has been, so far, all about color: shades and tones are brighter, richer and more vibrant.

Among our favorites are the curcuma/mustard yellow and cobalt blue. And it so happens that they also work beautifully together: the cool cobalt blue is perfectly balanced by the warm and glowing mustard yellow.

Imagine a really deep blue sky and fields of golden wheat and you will find your inspiration. Keep in mind that if you are going bold, go bold, do not settle for muted tones.

This house with gorgeous views of the trees, lake and unique architectural features, including large floor to ceiling windows, was built in the 1970’s. The only area that was updated since the 70s by the previous owners was the kitchen. Designed by the local architect, Lane Williams, as a clean and modern space, it became an inspiration for the overall design of the first floor.

As usual, we came up with 2 drastically different concepts that accommodated all of our clients’ requirements:

create an open and airy feel;

redesign the fireplace to make it more modern;

include a comfortable TV watching area; open the view from the kitchen to the living and dining rooms;

create a modern space;

add plenty of storage.

The homeowners had a hard time choosing between the options as both designs had some spectacular features.

Finally, the decision was made, and the work began. We achieved an open feel, without losing the sense of separation, by incorporating a custom suspended shelving system. It created definition between the hallway and the dining room but allowed the homeowners to have a clear view from the kitchen. This is, perhaps, one of our favorite design features to date. We also added tall minimalistic European wardrobe-type cabinets for miscellaneous storage in the dining room, that provided ample storage. By opening up the wall between the hallway and the living room, we let the natural light travel freely and capitalized on the view to the outside. We designed custom millwork for a built-in TV and fireplace unit to create a seamless entertainment wall without making the TV a prominent focal point. Sleek modern architectural chandelier adds movement and sculptural element to the space.

Several new furniture pieces, accessories and art, complete this stunning, family friendly space that our clients will hopefully enjoy for years to come.

Our clients wanted to update the kitchen in their 1960s home to include better storage, a laundry area, more prep space, seating and a small desk for a laptop — all without changing the existing footprint.

The existing kitchen lacked countertop and storage space that would allow the homeowners, aspiring chefs, to store all their cooking gadgets. The clients thought the oak cabinets and plastic laminate counters could use an update and wanted to increase the size of the island. One of the challenges in this project was trying to fit a full-size washer and dryer into the kitchen as unobtrusively as possible. We designed the space so that the laundry suite would be placed in the corner to the right of the kitchen entrance, and put tall pantries and a full-depth refrigerator along the same wall. This helped camouflage the extra-deep laundry suite to the right of the fridge. We dramatically increased the size of the island and added seating for two, a built-in microwave, a mixer lift and more storage. We relocated the new range and vent hood along the sink wall to gain much-needed prep space on either side of the stove. Large, white upper cabinets create an airy feel, anchored by natural oak base cabinetry. Spice pullouts maximize storage space and make for ease of use when cooking.

The homeowners wanted to include a broom closet, a bar for liquor and glassware, additional pantry, and a coffee station. We accommodated all these in a series of 14-inch deep cabinets. We created a“tea box” and lined it with the same dark quartz countertop used on the perimeter of the kitchen. The quartz lining ensures that steam from coffee makers and electric kettles doesn’t damage cabinets. We also added LED strip lights under the upper cabinets to provide additional illumination. These lights can work as task lights, and if all the other lights in the kitchen are off, they can act as an accent.

Here are the before & afters:

One of the prime locations for displaying your favorite art piece or pieces is above the fireplace and mantle. The trick here is to make sure all the proportions are right and your art does not overpower your fireplace.

You can choose to hang one large piece or create a linear arrangement of 2, for example, just make sure that the overall width of the pieces does not exceed 2/3 of the mantle. Leave some space between your art and the mantle too: anywhere between 4 and 12 inches depending upon room ceiling height.

At the end of 2017, as usual, Pantone announced the color of the new year - a dramatically provocative and thoughtful shade of purple. This color is unconventional and intense, often associated with luxury and sophistication, and even royalty. It is also a very flexible color as it can be both masculine and feminine.

Purple, paired with complementary yellow, is one of the favorite designer combinations. It can be tricky to pull off, when executed right, the result can be epic. Shades of purple can also be used to create a monochromatic interior to achieve a very unique and sophisticated look.

Oh, what a year it has been! We have made lots of new friends, including some that are not exactly human. We had plenty of fun moments, like the measuring tape getting stuck during a client consultation. We had lots of shopping trips, scouring the city for interesting tile, furniture and accessories. "How do I mix traditional and modern styles in my house?" This is another question that we hear from our customers quite frequently. Whether it's a home office, dining room, living room or bedroom you can definitely combine these 2 styles to create an interior that will be beautiful and comfortable. Here are a few tips on how to achieve a balanced effortless look by mixing both traditional and modern elements.

TIP #1

Don't let the existing prominent architectural elements like paneling, wainscoting, crown molding, and columns throw you off. In this case, adding furniture pieces with clean straight lines will create an interesting juxtaposition. Accessories in organic shapes and reflective finishes will pull the whole look together.

TIP #2

When you have a clean-lined minimalistic space, don't hesitate to bring in antique pieces and classical elements. A traditional hutch, elaborate chairs, crystal chandeliers in such a setting will add interest, drama and depth.

TIP #3

Try to stick to the 80/20 rule: about 80% of the elements are kept within the same style while the remaining 20% can be dramatically different. If 80% of the furniture is traditional and classic, then the other 20% should be modern with clean lines in different shapes and finishes - glass, stone, and metal would work great.

TIP #4

If you have a traditional furniture piece that you want to keep, like a dining table, you can create a modern space around it. Don't hesitate to use 2 different tones of wood side by side (light wood chairs with darker wood dining table or vice versa). To complete the modern look, and bring everything together, make sure to reuse the same color and/or pattern on walls, floors and in accessories.

TIP #5

Less is more! To achieve a "minimalist eclectic" look avoid using a lot of small accessories, stick to monochromatic color scheme (different shades of the same color with different textures), and use one large element as a focal point.

Mixing styles can be a challenge but the outcome can be spectacular!

Wallpaper is a great way to add interest, drama, texture, and color to a wall. However, we find that many of our clients think of it as something "traditional", too difficult to apply, expensive, or get lost in the wide selection that is available on the market right now. (a well-known wallpaper manufacturer, started by 2 friends, Harold Graham and Henry Brown, in 1946 in UK) to share all there is to know about wallpapers.

WHAT TYPES OF WALLPAPERS ARE AVAILABLE ON THE MARKET RIGHT NOW?

Wallpaper designs have changed tremendously over the last 50 years. There is, indeed, a large variety of products to choose from: textured or 3D, metallic, paintable, moisture-resistant, in a wide range of colors and patterns, bold or with subtle texture. There is something for everyone.

Majestic black Wallpaper

Wallpaper is generally made from two layers or substrates: the top and base. The top is the decorative finish that is usually either paper or vinyl. The base layer, or backing, determines how the paper is hung and these choices include paper or non-woven. Paper substrates are hung using the "paste the paper" hanging method (applying adhesive to the paper). This is the traditional method for hanging and is slightly more time-consuming. This technique also requires soaking the paper for sometime: allowing the wallpaper to expand fully before it goes on the wall. Non-woven bases use the "paste the wall" technique (adhesive is applied to the wall rather than the paper itself). This method makes wallpapering easier than ever: you can simply apply the adhesive to the wall and hang dry from the roll avoiding trimming the messy wet paper. "Paste the wall" kind of paper is also fully strippable - meaning that removal process is simple and quick (you can just peel it off the wall).

As I mentioned before, the top decorative finish can be either paper or vinyl. At Graham&Brown, we offer quite a few types of wallpaper with these finishes. The most popular are: paintable textured, cushioned vinyl, colored textured vinyl, heavy weight vinyl, fibrous, flock wallpaper.

CAN YOU EXPLAIN THE DIFFERENCES BETWEEN THESE FINISHES?

Vinyl wallpapers have a PVC surface that is laminated to the base. It is a thicker product and hides well all the wall imperfections. Most of the vinyls can be washed, can stand abuse very well, making them ideal for heavy traffic areas. Vinyl wallpapers are also easy to remove: they simply peel off. There are a number of vinyls including cushioned, textured (sometimes known as blown or expanded), heavy weight.

Textured vinyl wallpapers come in an array of choices including the ones that can be painted over. The surface of these wallpapers have been printed using PVC and heated to achieve the "raised"design. This type of paper is great to help cover any wall imperfections such as lumps or cracks, is very easy to hang and remove, and is a great choice.

"Curvy "paintable textured vinyl wallpaper

Cushioned vinyl wallpaper is ideal for a kitchen or bathroom: not only can it closely resemble ceramic tiles, it is moisture-resistant. This type of product is most commonly known as "Tiling on a roll" and is less expensive and easier to apply as compared to regular tile.

Colored textured vinyl wallpaper has been around for more than 30 years. With a variety of light and heavily textured designs in striking colors, the collections include classical damask and floral designs as well as textured plains and stripes.

Heavy weight vinyls have a heat-embossed raised finish to fit the pattern design, providing a multitude of textural effects. As the decorative surface is solid vinyl, this product has a high-quality appearance, as well as increased durability and a resistance to moisture, stains, and grease.

Slate grey bathroom wallpaper

Fibrous wallpapers are the latest innovation in wallpaper - they are produced using thicker fibres that give a luxurious feel. The heavy fibrous weave of the paper base creates a wonderful backdrop for the patterned designs as well as a natural textured effect on plains, that cannot be achieved with a flat painted wall. Contemporary metallic inks, combined with chalky matte base colors, add further depth to the designs and enhance the texture.

Flock wallpaper uses fibres such as velvet, bonded in patterns to the surface of the paper, creating a product that evokes a feeling of grandeur and class. It holds an opulence with its roots in the 18th century and still retains a strong sense of classical beauty to this day. These wallpapers can be cleaned, but with care, because extensive scrubbing can damage the flock.

Flat luxury wallpaper offers a highly embellished flat decorative finish that is printed using "paste-the wall" technology. This extra-heavy flat wallpaper features metallics and glitters that can add drama to your space.

HOW HAS THE WALLPAPER APPLICATION PROCESS EVOLVED? CAN YOU SHARE A FEW TIPS FOR DECORATING WITH WALLPAPER?

Wallpapering process is not as difficult as some might think, especially with "paste the wall" papers which are easier to hang and remove (as compared to traditional papers) and quite often the application process is even quicker than painting.

Make sure to choose the right wallpaper for your project, measure correctly and know how much paper you need. If you are new to handling wallpaper, I would recommend using the "paste the wall" wallpapers. You can hang the paper directly from the roll, there is no messy "wet trimming". When using this method, however, do not apply the adhesive to the entire wall at once. Rather, as you go.

If your walls have a lot of imperfections, consider using the lining paper. It provides an even surface and a smoother finish for wallpaper hanging or painting. Lining paper is wider than standard wallpaper and is usually hung horizontally to make sure the joins are not at the same intervals as the main wallpaper. It is suitable for all rooms and will help hide wall imperfections perfectly.

WHAT ARE THE MAIN WALLPAPER TRENDS FOR 2018?

One of the hottest wallpaper design trends for 2018 is floral wallpaper. Oversized floral prints with colors that are rich, botanical prints and metallic finishes. Geometric patterns will also continue to be in the spotlight.

Here are a few tips on how to decorate your home to create the "fall mood":

One of the most commonly asked questions that we hear from our clients is "where and how do I hang my artwork?" There are quite a few tips and tricks but it all comes down to choosing the right spot and the right hanging height for your favorite piece or pieces.

A prime candidate for displaying an art piece is the space above your couch in the living or family room. And the easiest way to showcase the work of an artist you like is to hang one large piece or 2-3 smaller pieces in a linear pattern above the couch.

The general rule is to keep your art about 8-10" above the couch. The art piece should also be no more than 2/3 of your sofa in length. However, it is important to keep the ceiling height and the proportions of the room in mind. If your space has tall ceilings consider doubling the distance above the sofa to achieve a balanced look.

Right now many vinyls are completely waterproof making it a great flooring choice for entryways, bathrooms and kitchens

Vinyl plank can be installed directly on top of your subfloor, so the installation process is quick, cost-effective and easy

LVP is sturdy, long-lasting and scratch resistant: it is an ideal type of flooring for households with young children and pets

Vinyl planks can be installed over heated floors and are, therefore, great for basements

LVP floors we specify for our projects have an applied under pad which provides an extra cushioning, insulation and acoustic value

CONS

Unlike hardwood, vinyl does not add much resale value to your house, so you may reconsider using it if resale is an important consideration

Cheap "vinyl" stigma surrounds vinyl flooring: this is slowly changing as the general public becomes more familiar with the new type of LVP available on the market

Overall LVP is a very practical floor and our clients love that it is extremely durable and waterproof.

This three story single bedroom condo, located in South Lake Union, one of the hottest Seattle areas, was purchased by our client with the idea of turning it into a profitable rental. The owner wanted to explore the full potential of the place and turned to us, seeking help in maximizing its functionality.

BEFORE

This loft was spacious but had only one bedroom.

Concrete floors and a cool, but unusable, garage door on the first level made it feel cold and uninviting.

Second floor had a small nice kitchen and an open living area with large windows. One of the biggest drawbacks was the absence of a bathroom on this level.

Third floor spacious master suite lacked privacy as it did not have a door.

AFTER

We completely reconfigured the floor plan on the 1st and 2nd levels maximizing the value and potential of this property.

Entire kitchen and living area was relocated downstairs. The garage door was closed off from the inside, to increase the amount of usable space and provide better insulation, while still remaining a cool exterior feature.

We changed the powder room area to add a hallway closet and advised the owner to switch to wood flooring.

We designed the 2nd level to accommodate 2 additional bedrooms with closets and a full bathroom.

Master bedroom on the third floor got a facelift and gained privacy with a new barn door.

Now this Seattle property can be listed as a 3 bedroom apartment and is ready to find a family that will call it home!
